Code violations
Open L&I violations or a property in rough shape? We buy as-is and take on the repairs.
Tired landlord
Problem tenants or a rental that no longer pays? We can buy it with tenants in place.
Behind on taxes
Selling can clear back taxes at closing through the title company, before things get worse.
Needs major repairs
Roof, foundation, fire or water damage. You don't need to fix anything before you sell to us.
Rowhomes, twins and singles: we buy every kind of house.
Selling to us vs. listing with an agent
Listing can get a higher price for a house in good shape. Selling to us trades some of that price for speed, certainty and no work on your end.

Straight answers
Do I have to make any repairs or clean the house?
No. We buy houses as-is. Take what you want and leave the rest.
How do you come up with your offer?
We look at what similar houses nearby have sold for after renovation, subtract the cost of the repairs the house needs, and leave room for the risk and costs we take on. We're happy to walk you through the numbers.
Are there fees or commissions?
We don't charge you a commission on our offer. The title company will explain the normal closing costs and who pays which ones before you sign anything.
Will you assign my contract to someone else?
Sometimes. If your contract may be assigned, it says so in writing, and Pennsylvania law gives you the right to cancel until the earlier of 30 days after signing or the closing, with any payment refunded within 10 business days.
Am I obligated if I ask for an offer?
No. An offer is just an offer. You can say no, ask questions, or take time to think it over.
Which areas do you buy in?
Philadelphia and nearby Pennsylvania neighborhoods. If you're not sure, send us the address and we'll tell you.
